For a sales-human, the pursuit is for that “Convertable Lead” who, with proper and diligent cultivation (follow-up), will ultimately become a “Customer” by agreeing to an appointment and become a CLIENT through earning their respect and trust by way of an empathic “Listening Consultation.”
One thing I’ve learned throughout my 25+ years as a Real Estate Sales Professional and Principal Broker is that people take trusted action faster when they are well informed about how this process works.
Many REALTORS miss the mark in this respect because they assume that the Home Buyers and Sellers know things that they don’t.

When you’re opting in or enrolling in a new subscription, convenience is amazing.
On-line enrollment is FAST and EASY and EXCITING!
One click from the front facing sales page is the Credit Card entry portal.
A few more “selection” clicks, and you’re DONE!
Later . . . When you don’t need the service anymore, most companies seem to go the route of making it nearly impossible to cancel. In fact, many companies make it impressively inconvenient to complete a disconnect order.
Today, I decided to cancel my membership to the Middle TN YMCA because I have been getting my exercise differently (Hiking and working out at home). I thought I would use their swimming pool but it turned out I wasn’t motivated to swim, so they were happily collecting monthly $63.
That’s my fault. I bought something I didn’t need . . . yet!

This is for anybody considering earning a Real Estate Sales License in Tennessee.
I’m writing this today because I am aware that there are MANY newly licensed agents out there who did not do this essential part of launching a successful real estate sales career.
Every Real Estate office is uniquely not for everyone.
For you to succeed in this exciting occupational pursuit, it’s vital that you enter with curiosity and eyes wide open.
Before you do this, please consider the following 20 things to think about.
WHY do you want to do this?
Will this be a new Career for you or a part time gig?
Do you know what you have to do to get this license? (I’ve copied the Requirements of the TN Real Estate Commission at the bottom of this post)
Once you have the license in-hand, do you have a plan for finding a firm that is a good fit for you?

Immediately upon receiving a Binding agreement, the Buyers will order the home inspection(s).We have found that the optimal amount of time for this "Inspection Period" is 7-14 days. During this period of time, the Buyers must hire any and all desired inspectors ASAP to provide the time for the inspections to be performed and reports completed.This can be a nerve racking experience for some sellers because of concerns about potential discovery of expensive unknown condition issues. Our best advice is for the Sellers to (within reason) accommodate access to the property when the inspectors are able to come. Sometimes, Home inspectors are booked for some days and cannot schedule quickly. Remember to have the house in uncluttered condition with easy access to to all spaces (Rooms, Garage, Basement/crawl space, attic) including any locked places. The Repair Resolution Period begins on the day following the Buyer's submission and Seller's receipt of the Repair/Replace Proposal.We recommend this period not be fewer than 5 days because some repairs may require additional diligence to be done. The Seller may need to obtain an opinion or quote for work to be done before responding. Urgency is high because this "performance deadline" is an absolute. "In the event Seller and Buyer do not reach mutual written resolution during the resolution period or a mutually agreeable written extension thereof as evidenced in an amendment to this agreement signed by both parties within said period of time, this agreementis hereby terminated. If terminated, Buyer is entitled to a refund of the earnest money."
